Lane 1

The whole scope

Give us the whole thing. We carry the schedule, the trades under it, and the punch list. You deal with one person, start to handoff.

Owner runs the job in person and manages every trade under it. You get him, not a dispatcher.
Trades outside our own list go to licensed subs. We schedule them, we manage them.
One written scope, one price, one point of contact
Daily photo reports if you want them
Punch list walked with you and closed before we leave
Trade partners work under our direction and your site rules.

Framing & structural: beams, wall removals, framing repair, porches, addition framing
Flooring: LVP/LVT, laminate, carpet, tile
Tile & backsplash
Fences & gates, decks & railings
Exterior: roof and siding repair, soft wash
Kitchen & bath finish: cabinets, tile, floors, trim; punch lists. Your plumber and electrician, or licensed trades we schedule where you want us to carry them.
GC- or owner-supplied material is fine

Residential and commercial

Residential and light commercial. Oregon has a size limit.

Residential

Houses, units, additions and remodels
Full exterior packages: roof and siding repair, porches, decks, fences and gates
Interior finish: floors, tile, kitchen and bath, punch lists
Washington and Oregon

Light commercial

Tenant improvements and small commercial spaces: floors, framing, tile, exterior repair, punch lists
Washington: residential and commercial, both under our general contractor registration
Oregon: residential and small commercial under our CCB Residential General Contractor endorsement. In short (the statute, ORS 701.005, controls): a building of roughly 10,000 sq ft ground area and 20 ft tall or less, a tenant unit of roughly 12,000 sq ft or less inside a larger building, or any nonresidential job where the total contract price for the whole project is $250,000 or less
We don't take large commercial in Oregon. Tell us the building and we'll tell you straight.
Occupied spaces: we plan installs around business hours, nights and weekends included.

We run a dedicated five-person field crew, working as licensed trade partners under KRYV's direction (KRYV BUILT LLC has no W-2 employees), and can carry up to five active projects at once, depending on size and scheduling. Sim prices and runs every job himself. Completed work runs from specialty scopes to larger renovations, including a garage modification of about $90,000. We're set up to take complete scopes, not just punch-list items.

These are the numbers on our current certificate of insurance. Check our license status on both state lookups before you call. Ask for the W-9 and COI and they go out the same day.

$5,000 medical expense
Carrier: State National Insurance Company, through Next Insurance. Policy term 07/04/2026 to 07/04/2027; limits above in force since 07/16/2026.
Additional insured: Blanket additional insured and additional-insured automatic status endorsements are on the policy. The COI we send names your company as additional insured. Primary and non-contributory and waiver of subrogation are not on the policy today. Send the exact wording with the scope and we confirm with the carrier and give you the answer before you award.
Washington bond: Continuous contractor's bond, $30,000, Westfield Insurance Company
Oregon bond: CCB residential surety bond, $25,000, Westfield Insurance Company
Licenses: WA L&I contractor registration # KRYVBBL741MZ, general contractor
OR CCB #263441, Residential General Contractor endorsement, LLC. Current term 09/12/2026 to 09/12/2028.

What's not on the certificate

Workers' compensation: None. KRYV BUILT LLC has no W-2 employees, so it carries no workers' compensation policy.
Hired and non-owned auto liability: Not carried today. Can be added for your contract on request. Tell us the limit your subcontract requires.
Umbrella: Not carried today. An umbrella can be added for your contract on request.
Higher damage-to-rented-premises limit: $100,000 on the certificate. $300,000 available for your contract.

If your subcontract requires hired and non-owned auto, an umbrella, or $300,000 damage to rented premises, tell us with the scope. They can be added for the contract on request.

Safety & jobsite compliance

KRYV Built maintains an established jobsite safety program designed for residential and commercial construction environments. Our safety practices include OSHA 10 training, required PPE, regular toolbox talks, a written company safety plan, and fall-protection procedures where applicable.

Site-Specific Safety Plans can be prepared when required by the General Contractor or project specifications.
